House prices rise and sales grow as Scotland's house market enters "robust" phase

Volume of Residential sales increase by 14.5 per cent to 28,779

Registers of Scotland published statistics today showing that the volume of residential property sales in Scotland was 28,779 an increase of 14.5% during the third quarter (October to December) of financialyear 2015/16 compared with the same period in the previous year. 

This is the highest volume of sales for any quarter since quarter one of 2008/091.

The highest percentage rise in volume of sales was recorded in Midlothian, with an annual increase of
30.2% to 539 residential sales compared with the same quarter the previous year. 

Edinburgh City recorded the highest volume of sales at 3,532, a rise of 21.4% compared with the same quarter the
previous year

The largest percentage fall in volume of sales was in Aberdeen City, which showed a dropof 12.0% to 1,274 residential sales compared to the same quarter last year.

The average property price in the quarter was £167,734 an increase of 1.6% compared to the previous
year. This is the highest average property price figure recorded for this quarter since Registers of

Scotland began compiling quarterly statistics in 2003.

The highest percentage rise was recorded in Inverclyde, with an average price of £132,382, a rise of
13.1% compared with the same quarter the previous year. Edinburgh City recorded the highest averageat £233,255, a rise of 3.2% compared with the same quarter the previous year. 

The largest percentage fall in price was in Dumfries and Galloway, which showed a drop of 9.9% with an average price of£130,275.The total value of sales across Scotland registered in the quarter increased by 16.3% compared to the previous year to just under £4.83 billion. 

This represents the highest value of sales for any quarter sincequarter one of 2008/092. The City of Edinburgh was the largest market with sales of just under £824 million for the quarter, an increase of 25.3% on the previous year. East Ayrshire recorded the highest increase in value with sales of over £66 million, an increase of 33.9% compared with the same quarter last year. Aberdeen City showed the largest decrease in market value, a decrease of 13.6% to over £273 million compared to the same quarter last year.

Flatted properties showed the biggest increase in average house price in this quarter, up 0.6% to
£130,6793. Detached, Semi Detached and Terraced properties saw decreases in average house prices
of 0.3%, 1.4% and 3.5% respectively. All property types showed an increase in sales volumes, with

showing the biggest increase at 18.4%.
These figures cover all residential sales between £20k and £1m, including sales for cash not
involving a mortgage. The figures used for highlighting increases and decreases have excluded
Local Authority areas where sale volumes represent less than 1% of the all Scotland sales
volume. Data for areas where sale volumes represent less than 1% of the all Scotland sales
volume are still included in the publication tables.
